Peeling Paint on South-Facing Walls in Colorado Springs
Look at the coating, the surface and the exposure together.
If one side of your Colorado Springs home is peeling while the other sides still look acceptable, start by comparing the actual conditions. Carroll Painting can help you discuss the preparation and repainting scope for that elevation without assuming the entire house needs the same work.

Peeling, fading and chalking are different concerns
Describe what you can actually see. Peeling means that paint is separating from the surface. Fading describes a change in color. Chalking describes a powdery residue at the coating surface. More than one condition can occur on the same wall, but each should be noted separately when discussing preparation.
Sherwin-Williams distinguishes peeling from fading in its paint problem guides. Do not assume that a color change and a loss of adhesion require an identical response. Our local guides also cover faded paint and chalking paint.
Build a wall-by-wall condition record
Identify the material
Note whether the affected areas are wood siding, trim, stucco or another surface. Include the joints and edges where the finish has started to separate.
Show the pattern
Send a whole-wall photo and close-ups of the peeling. Include areas that still look sound so the estimate can distinguish broad wear from localized failure.
Explain the history
Share previous paint information, patching and any known moisture concerns. Tell us whether the exposed side was repaired or recoated separately.
List the priorities
Discuss whether your goal is a targeted maintenance project, a consistent finish across one elevation or a complete exterior repaint.
Ask for a specific preparation plan
Carroll's exterior checklist calls for cleaning, scraping, sanding and spot priming as part of preparing a repaint. Your estimate should describe which steps apply to the affected wall, where repairs are needed and which areas are included. Agree on any separate repair responsibilities before the coating work begins.
Ask how the existing coating and exposed surface will be handled, which primer and finish are proposed, and how application conditions will follow the product requirements. The explanation should address the actual condition rather than rely only on the name of the paint or the direction the wall faces.
Compare localized repairs and full-elevation painting as separate scopes. A touch-up may remain visible beside older color or sheen, so discuss the appearance you expect before deciding. Explore our preparation guide for more questions to bring to the estimate.
A real example of exterior preparation
Carroll's Herbal Wash exterior project provides an authentic reference for the work before a new finish. Use this library image to discuss preparation and how your proposal describes the individual surfaces.

Questions about the exposed side of your home
Does a south-facing wall always need a different paint?
Do not choose a product solely from orientation. Discuss the material, existing coating, condition and application requirements when selecting the system.
Can only one side be repainted?
Discuss that as an option. Define the boundaries and how the new color and sheen will meet older painted areas.
Does fading prove that the paint is peeling?
No. Color change and separation of the coating are different observations. Record both if both are present.
What helps compare estimates fairly?
Compare the same surfaces, preparation steps, repairs, primer, finish and coating scope. A price without those details can describe a different job.
