Why Carroll starts with preparation

Painting over dirt or loose coatings leaves the new finish depending on material that is already failing. Cleaning belongs in the painting plan; it is not a substitute for the rest of the preparation.
Our Exterior Checklist makes the same point: ask how each surface will be prepared. Listen for cleaning, scraping, sanding and spot-priming, clearly explained. “We pressure wash” alone is an incomplete answer.
What washing can—and cannot—do
Washing removes surface contamination so the condition underneath can be assessed. Existing coatings, siding, stucco, trim, joints and exposed wood should be reviewed before choosing the cleaning method. A newly washed house may still need loose paint removed, rough edges prepared, repairs identified and bare areas primed.
Cleaning does not repair deteriorated material or resolve the source of a leak. The written proposal should distinguish preparation from repairs and identify any work that must happen before painting.
Pressure washing vs. gentler cleaning
The method should follow the surface, not a one-size-fits-all promise. Ask whether the plan calls for pressure washing, a lower-pressure cleaning approach or another appropriate method, and why. “Soft washing” is a term you may hear when comparing estimates; ask the contractor to explain the cleaning products, rinsing method and surfaces included rather than choosing by the label alone.

Drying time and Colorado weather
Our Springs Edition checklist calls attention to sharper temperature swings, stronger UV exposure, drier air and shorter weather windows. Different sides of the same home can show different wear. Ask how orientation and exposure affect the sequence of work.
Surfaces need to be ready for the specified coating after cleaning. There is no universal wait time for every house: material, conditions and product requirements matter. Ask how readiness is checked and how rain or a temperature change would affect the schedule.
A preparation checklist for your estimate
- Identify every surface and elevation included.
- Ask how dirt and other contamination will be removed and rinsed.
- Clarify scraping, sanding and spot-priming after cleaning.
- List failed joints, exposed material and repairs separately.
- Confirm protection of windows, plants and nearby property.
- Ask how drying and weather windows affect the start date.
- Require written approval for changes discovered during preparation.
What to send before a walkthrough
Share a wide photo of each side of the home, close-ups of peeling or chalky areas, and views of difficult access. Include the surface type if known, the last repaint date if available, and whether you want a full repaint or help planning one. Photos help start the conversation; an on-site assessment may still be needed.
