Choosing the tile is only part of the bathroom plan.
A three-bathroom flooring proposal in Colorado Springs separated homeowner-selected tile from installation materials and possible hidden-condition repairs.
Adapted from an actual Carroll Painting proposal. Names, addresses and prices are omitted. This account explains proposed work, not a completed project or a homeowner testimonial.
The starting point
Three bathrooms, with the work named separately.
This proposal addressed a primary bathroom, an upstairs guest bathroom and a basement bathroom in Colorado Springs 80919. Each room entry described removal of the current floor, tile preparation and installation.
Listing the rooms individually made the intended work visible. It also gave the homeowner a clear place to review material responsibilities for each bathroom.
The documented distinction
The tile itself was not included.
Each room entry stated that tile would be chosen and paid for by the homeowner. Essential installation materials, including grout and leveling materials, were included in the proposed installation scope.
That distinction keeps the finish selection separate from the work required to install it. It should be resolved before ordering materials or treating an installation estimate as an all-inclusive tile purchase.
The Carroll approach
Discuss hidden conditions before expanding the work.
The proposal distinguished minor subfloor preparation from significant structural repairs or subfloor replacement. Significant work, if needed, was to be discussed before proceeding.
Its additional notes also called for approval when unforeseen structural issues or subfloor conditions discovered during demolition required more work. Drying and curing times and site conditions could affect the installation timeline.
This was a documented plan, not a record of completed bathroom renovations. Its useful lesson is the clarity of the agreement: name the rooms, identify who supplies each material, and explain how conditions found beneath the old flooring will be handled.

Who supplies the tile and installation materials, what preparation is included, and how will we approve any additional work found beneath the existing floor?
