Make an apples-to-apples comparison.
The homeowner was waiting on another estimate. Peter asked whether it had arrived and how it compared with Carroll’s proposal across preparation, materials, material quantity and application methods.
That question created a useful framework. A total price alone does not explain whether two proposals describe the same surfaces, preparation steps, materials or application plan.
Different surfaces, different scope details
Read the individual tasks.
The proposal included stucco repair and coating, as well as other individually described work. A metal-railing item addressed cleaning, removal of failing coatings and rusted areas, preparation and compatible priming before coating.
Another item covered removal of exterior porch carpet and remaining adhesive, with additional treatments to be discussed and estimated once removal was complete. That condition kept the unknown next step visible rather than presenting it as already resolved.

A useful question is not a completed answer.
Later correspondence referred to additional homeowner questions, but the available exchange did not contain those questions or a technical response to them. This story does not fill that gap or claim the homeowner’s concerns were resolved.
