A Colorado Springs deck proposal described washing, sanding and scraping peeling stain before a solid-bodied finish, with wood replacement estimated separately.

The preparation in the estimate
Read what happens before the stain goes on.
The deck scope proposed power washing, sanding and scraping the peeling deck stain. It then described masking surfaces that would not be stained and applying two coats of solid-bodied stain.
That order makes the existing coating part of the plan. This account does not claim that preparation or staining took place; it explains the work the proposal said would be done.
Wood replacement
Repairs were identified as their own task.
The estimate also listed a wood-replacement item with estimated labor for the deck. That item is distinct from washing or removing a failing coating.
A homeowner can use that separation to clarify which boards or other wood components are included, how the amount of repair work was estimated and what would happen if additional work became necessary.

Compare the whole preparation plan.
This proposal’s useful detail is the combination of existing-stain removal, wood repair planning, protection and a specified finish application. A new stain color alone would not describe that scope.
For your own deck, ask Carroll to look at the existing finish and the wood condition. The appropriate preparation and coating need to be discussed for the actual surfaces rather than copied automatically from another home’s estimate.
