Before the finish: planning wood repairs in Elbert.
An exterior-and-deck estimate connected the new finish to the surfaces underneath it, with specific wood replacement included in the plan.
Based on a real Carroll Painting proposal. Names, addresses and prices are omitted. This is an account of the proposed scope, not a completed-project result or a structural assessment.
The project plan
Look beyond the color change.
The exterior proposal covered siding and trim painting alongside deck preparation and staining. Two specific repair notes made this home's plan more than a general coating description.
The first included replacing swollen or rotted trim and siding boards. The second included replacing a single bowing support post on the deck.
The exterior sequence
Prepare the surface that will receive the paint.
The scope described washing, scraping peeling paint, sanding rough wood and raised fibers, caulking listed joints and priming exposed areas. Replacement of the identified damaged boards belonged in that preparation plan.
It then specified two coats of exterior paint on the listed siding, trim and related painted surfaces, with the brand and finish selected by the homeowner. Masking, cleanup, touch-ups and leftover paint were also addressed.
The deck sequence
Repair, prepare and stain are distinct tasks.
The estimate named replacement of the bowing support post, plus securing loose nails or boards and addressing minor repairs as needed.
The proposed deck work included power washing and sanding, with nearby plants, furniture and other surfaces protected.
Staining was listed for the deck floor, stairs, handrails and spindles, rather than leaving the extent of the work unspecified.
The Carroll approach
Put the underlying work in the conversation.
This estimate's useful lesson is how it separated repairs, preparation and coating application. The homeowner could see which wood-related tasks were named, what surfaces would be finished and what steps were proposed before the new coating.
Questions worth asking
Which boards or components are included for replacement? What preparation is proposed for the remaining wood? If additional damage becomes visible, how will the scope change be explained and approved?
The appropriate treatment depends on the actual conditions. This proposal does not establish that the deck or any component was repaired or inspected for structural adequacy.
