The homeowner’s timing
Another trade had to go first.
The homeowner explained that substantial roof work was needed before the first stage of repairs and painting could move forward. They said they would reach out when ready and were thinking about early spring.
Peter acknowledged the situation and asked whether early spring 2027 was the intended timing for phase one. That was a clarification of the proposed schedule, not a confirmed start date.
A phase with defined surfaces
The first stage was described separately.
The phase-one proposal identified repair and painting of stucco on the west- and south-facing sides of the building. It described the proposed preparation and coating system for those listed areas.
Other surfaces were excluded in the proposal, including unpainted block and painted metal siding. A phased plan still needs clear boundaries so postponing work does not blur what the next stage includes.
