A Colorado Springs proposal separated sound, recently painted surfaces from the unfinished areas and wood windows that needed work.

A deliberately defined scope

Not every surface needed the same work.

The estimate excluded exterior surfaces that had recently been painted and were in good condition. The named work instead focused on unfinished areas and window frames on the home and detached garage.

That distinction matters when reading a proposal: exterior painting can mean a selective repair-and-preparation plan rather than repainting every visible surface. Here, the exclusions were part of the explanation.

The window details

Access and preparation belonged in the plan.

For the wooden window frames, the proposal listed sanding, scraping, reglazing, priming and painting as needed. Removal of storm windows was included to allow access to the windows that needed painting.

Painting the storm windows themselves was listed separately as optional work. Removing a component for access and refinishing that component are different tasks; this estimate made the difference visible.

Changes with a clear boundary

Discuss additional wood repairs before proceeding.

The proposal included an estimated wood-replacement allowance, with a flower-box rebuild among the pictured work referenced in the estimate. It also said additional wood replacement would be communicated and would require homeowner approval.

The useful lesson is to connect access, surface preparation and possible repairs to a defined scope. A homeowner can ask what will stay as it is, what will be worked on and how newly identified work will be handled.
