Carroll Painting · Family-owned since 1988
One property can need more than one finish system.
A Beulah proposal distinguished wood staining, painted trim and optional stucco work rather than treating every exterior surface alike.
Adapted from an actual Carroll Painting proposal. Names, addresses and prices are omitted. This account explains proposed work, not a completed project or a homeowner testimonial.
The starting point
Identify the material before choosing the finish.
This Beulah 81023 proposal listed exterior wood siding, deck fascia and posts, and exterior wood beams for staining. A separate entry added interior logs and beams in a front sunroom or enclosed patio.
Painted trim had its own scope. Localized stucco repair and a broader stucco-coating option appeared separately as optional additions, not work automatically included in the total.
The documented choices
The stain choice was still a decision to make.
The wood-staining description allowed the product system and opacity to be selected according to the wood condition and desired appearance. It named transparent, semi-transparent, semi-solid and solid possibilities rather than recording one final selection.
It also described cleaning, preparation and minor wood maintenance. Larger repairs or damaged-wood replacement were to be discussed separately if needed. Application could include brushing, spraying or back-brushing.
The Carroll approach
Keep the surface map and scope map together.
The proposal made it possible to discuss wood, trim and stucco in different parts of the plan. That helps a homeowner review which finish belongs on which material and which additions they want to select.
The optional localized stucco repair also acknowledged limits on matching existing color and texture. This page does not promise an invisible repair or a finished staining result.
The practical lesson is to resolve materials, appearance and optional work together before treating the property as a single repaint.
