A Colorado Springs proposal named the front, right and rear elevations and explicitly excluded replacement of the pictured rotted wood.

Colorado Springs, CO · 80918 Exterior boundaries & repairs Documented estimate

Adapted from an actual Carroll Painting proposal. Names, addresses and prices are omitted. This account explains proposed work, not a completed project or a homeowner testimonial.

The starting point

Three named sides, rather than an assumed whole-home repaint.

The project-specific scope heading named the front, right and rear sides of the home in Colorado Springs 80918. That detail mattered when reading the broader exterior-preparation description below it.

The written plan described washing, scraping, sanding, caulking, priming exposed surfaces and protecting areas not designated for painting. Its general wording should be read alongside the named project boundaries.

The documented exclusion

Painting did not include replacing the rotted wood.

A clarification specifically stated that replacement of rotted wood depicted in the estimate was not covered. The proposal also required customer approval before proceeding with unforeseen issues.

Seeing damaged wood in estimate photos therefore did not make its replacement part of the painting agreement. The repair scope would need to be discussed and agreed separately.

The Carroll approach

Put the elevations and repairs on the walkthrough list.

This proposal gave the homeowner two concrete points to review: which sides were included for painting and how excluded wood replacement would be handled.

A useful walkthrough can confirm those boundaries on the home itself. It should also resolve the timing of any separately arranged repair before the affected surface is coated. The source did not document a repair schedule or explain why the other side was outside the named scope.

This account records the proposed work and exclusions, not a completed project. The lesson is to review project-specific wording alongside the preparation plan.
